What is a Commercial Roof Survey?
A commercial roof survey is a structured, professional assessment of a commercial or industrial building’s roof, carried out to identify defects, document the condition of the waterproofing system, and provide the building owner or manager with the evidence needed to plan repairs, maintenance or investment.
Commercial roof surveys differ from residential surveys in three important ways:
Scale
Commercial roofs are frequently 1,000 m² to 20,000 m²+, requiring systematic testing methodology rather than spot-checking.
Complexity
Multiple waterproofing systems (single ply, felt, liquid, metal) frequently coexist on the same building. Each requires the appropriate testing method.
Stakes
A commercial roof failure disrupts operations, damages stock and equipment, and can trigger insurance disputes. Early detection is materially more valuable than in residential settings.
Our commercial roof surveys are non-destructive. We don’t cut, strip or damage the existing roof. Every finding is documented with photographs, plotted on roof drawings, and reported in a format that supports targeted repair planning.

9,000 m² of mixed waterproofing across mineral felt, single ply and liquid systems.
The ASDA Superstore in Pilsworth combines characteristics common to industrial-scale commercial buildings: large-format flat roof, multiple waterproofing systems built up over years of extension and plant works, and constant operational activity below the roof.
Over five man-days on site, Surveyroof combined Earth Leakage Leak Detection wet testing, Holiday Detector dry testing, and full visual and physical inspection. Every defect was photographed and plotted on annotated roof drawings, enabling targeted repair planning across all three waterproofing systems.
The methodology, scale and reporting standard on this project translates directly to industrial buildings, factories, warehouses, manufacturing plants and distribution centres.

Membrane Condition Surveys
Systematic assessment of the waterproofing membrane using electronic leak detection. The core method for identifying breaches in single ply, felt and liquid systems on large-format industrial roofs.
Electronic Leak Detection
Holiday Detector dry testing and Earth Leakage wet testing, used individually or in combination to identify pinholes, punctures and joint failures on conductive substrates. Every one of our survey vehicles carries both testing units.
Thermal Imaging Leak Detection
Infrared imaging to identify saturated insulation and entrapped moisture, particularly valuable on very large industrial roofs where visual inspection alone cannot cover the area systematically.
Moisture Mapping
