Warehouse & Distribution Centre Roof Surveys

Independent large-format roof surveys for UK logistics and distribution operators

Distribution centre roofs are among the largest single-span waterproofing systems in commercial UK property — often 10,000 m² to 30,000 m² of single ply membrane over insulated metal deck. When they fail, the consequences travel fast: damaged stock, disrupted picking operations, compromised chilled and frozen storage, and hits to operational SLAs.

Surveyroof carry out independent commercial roof surveys and inspections for warehouses, distribution centres and logistics facilities across the UK. We don’t carry out roof repairs and we don’t sell roofing materials — every report we produce is unbiased.

11,728 m² Sika single ply membrane, pre-solar survey

Surveyroof was appointed by a major national solar installation company to carry out a comprehensive pre-installation roof survey at the ALDI Regional Distribution Centre in Scotland. The client needed independent, unbiased assessment of the existing 11,728 m² Sika single ply membrane before solar PV installation began — protecting the installer from liability for pre-existing defects and giving the building owner confidence in the pre-solar roof condition.

Our survey combined:

  • Membrane condition survey using both Holiday Detector dry testing and Earth Leakage wet testing
  • Full visual and physical inspection, including probing of laps, welds, seams and details
  • Moisture mapping where required to assess substrate conditions
  • Production of drawings and photographic evidence highlighting each breach and its exact location

36 membrane breaches were identified, each physically marked, photographed and plotted on site drawings. The independent report enabled the building owner to action repairs before PV installation proceeded — protecting the solar programme from cost, dispute and delay.

Why Distribution Roofs Need Specialist Surveys

The scale, complexity and operational sensitivity of distribution centre roofs make them uniquely demanding to survey:

Very large single-span systems

A typical modern RDC roof is a single, uninterrupted waterproofing system over 10,000 m² or more. That scale demands systematic testing methodology — spot-checking simply cannot cover the area.

Chilled and ambient zones on the same building

Modern distribution facilities frequently combine ambient warehouse space, chilled zones and frozen storage under the same roof — with different insulation requirements, different vapour risks, and different consequences of failure. Surveys need to account for the mix.

Rooftop solar deployment

Distribution roofs are the primary target for commercial rooftop PV in the UK — large, unshaded, structurally capable, and owner-operated. This makes pre-installation surveys uniquely important in this sector. See also our Solar Installers sector page.

24/7 operational continuity

Distribution operations run round the clock. A roof leak affecting picking, packing or dispatch has downstream SLA consequences on delivery. Surveys need to be planned around operational patterns.

Tenanted logistics units

Where distribution buildings are held by property investors and let to occupiers, survey work often needs to satisfy landlord, tenant and manufacturer warranty stakeholders simultaneously. Independent reporting is materially better suited to this than contractor-attached assessments.

Manufacturer warranty stipulations

Large single-ply systems (Sika, Sarnafil, IKO, Bauder, Renolit and others) come with detailed warranty conditions that increasingly require periodic independent inspection. Our surveys are designed to satisfy these standards.

Types of Logistics Buildings We Survey

  • Regional distribution centres (RDCs) — the large-format distribution buildings serving retailers, food operators and wholesalers
  • National distribution centres (NDCs) — the largest single-owner logistics buildings, often 20,000+ m²
  • Chilled and frozen distribution — specialist facilities with additional survey considerations around vapour, insulation and thermal performance
  • Cross-dock facilities — high-throughput logistics buildings with distinctive roof plant and dock-door detail
  • Fulfilment centres — e-commerce order fulfilment buildings
  • Freight and haulage depots — often mixed-age estates with a range of waterproofing systems
  • Multi-tenant logistics parks — where multiple distribution buildings share ownership and require portfolio-level survey coverage

When Logistics Operators Commission Roof Surveys

Pre-solar PV installation

The single fastest-growing reason for distribution roof surveys in the UK. Before rooftop PV is installed, membrane condition needs independent verification. See our Pre-Installation Solar Roof Survey service.

Post-installation solar verification

Where PV has been installed and defects are subsequently identified, independent survey work can support liability and warranty conversations.

Warranty periodic inspection

Manufacturer-required periodic inspection to maintain single-ply system warranties across large distribution roofs.

Active ingress investigation

Systematic identification of leak source on very large roofs — where visible internal ingress is often far from the actual defect location.

Pre-acquisition due diligence

Independent roof condition evidence before completing acquisition of a logistics facility or portfolio.

Pre-refurbishment scoping

Evidence-based scoping ahead of significant re-roofing or major refurbishment programmes.

Insurance claims

Independent evidence of storm damage or accelerated deterioration to support commercial insurance conversations.

Planned maintenance baselines

Baseline condition assessments feeding into ongoing preventative maintenance programmes.

Handover certification

Independent third-party verification that a newly-built or refurbished distribution centre roof meets specification.

Our Approach for Logistics Buyers

Systematic large-format methodology

Very large roofs need survey methodology designed for scale. Our processes are built around consistent coverage of areas measured in thousands of square metres, not spot-checking.

Non-destructive by design

Every method we use is non-destructive — no cores, no strip-back, no compromise to the waterproofing during investigation. This matters more on distribution centres than almost anywhere else, because active warranties depend on membrane integrity remaining undisturbed.

Coverage across manufacturer systems

We survey every major UK commercial single-ply system, plus felt, liquid, mastic asphalt and standing-seam metal roofs — the mix that distribution portfolios typically contain.

Reporting matched to your stakeholders

Where surveys need to satisfy landlord, tenant, contractor, manufacturer and insurer requirements simultaneously, our reports are structured to provide the evidence each party needs.

Independent — no repair upsell

We don’t carry out roofing repairs and we don’t sell roofing materials. Every finding is what we found.

Distribution Centre Roof Survey Methods

Warehouse & Distribution Roof Surveys — Frequently Asked Questions

How long does a distribution centre roof survey take?

Site duration is directly proportional to area and testing scope. A medium warehouse (2,000–5,000 m²) typically takes two to three days on site. A large distribution centre (5,000–15,000 m²) takes three to five days. Very large distribution facilities (15,000+ m²) can take longer. Our ALDI RDC Scotland project — 11,728 m² with combined wet, dry, visual, physical and moisture-mapping methods — was completed to full report standard.

Can you survey a live distribution centre without disrupting operations?

Yes — we routinely survey live distribution buildings. Our teams work from the roof surface with minimal impact on ground-level operations. Rare exceptions are noted in advance (for example, some testing methods may require specific access clearances). We factor operational sensitivity into every mobilisation.

Do you offer pre-solar surveys for distribution centres?

Yes — this is one of our largest sector specialisms. Our ALDI RDC Scotland pre-solar survey is a textbook example. See the Pre-Installation Solar Survey service for the full methodology.

What roof systems do you survey on distribution centres?

Every major single-ply system in commercial UK use — Sika Sarnafil, IKO, Bauder, Renolit, Fatra, Trocal and others. Also felt, liquid, mastic asphalt and standing-seam metal roofs. Distribution portfolios typically contain a mix.

Can you support portfolio-wide distribution survey programmes?

Yes. Where a logistics operator or property investor needs consistent independent coverage across multiple sites — annual condition inspections, pre-solar programmes, or estate-wide baseline surveys — we can structure a portfolio programme with comparable reporting across the estate.

Are your reports accepted by single-ply manufacturers for warranty purposes?

Our independent status makes our reports well-suited to warranty contexts — there’s no conflict of interest between diagnosis and repair. If your warranty requires a specific reporting format or standard, tell us during initial contact and we’ll confirm the approach.

Do you work on tenanted distribution buildings?

Yes — regularly. Independent reporting is particularly valuable in tenanted contexts because the survey can serve landlord, tenant, contractor and insurer stakeholders simultaneously without conflict of interest.

How much does a distribution centre roof survey cost?

Cost depends primarily on roof area, mixed system complexity, and testing scope. Contact our team on 0845 257 7663 with your building’s approximate area, location and survey objectives — we’ll respond with a detailed quote within [X] working hours.
