Independent Roof Survey – ASDA Pilsworth, Bury
Project Overview
Surveyroof was instructed to carry out a comprehensive independent roof survey at the ASDA Superstore in Pilsworth, Bury. The objective was to assess the condition of the existing roof waterproofing systems and provide the client with a clear, unbiased overview of any defects requiring attention.
The roof area comprised a combination of mineral felt, single ply membrane, and liquid waterproofing systems, covering an approximate total area of 9,000 m². Due to the varied roof construction, a detailed and methodical survey approach was essential.
Scope of Works
Using our experience and attention to detail, we undertook a full roof survey which included:
- Membrane condition assessment across felt, single ply, and liquid waterproofing areas
- Wet testing (Earth Leakage Leak Detection) where conditions allowed
- Dry testing (Holiday Detector testing) to identify pinholes, punctures, and defects
- Visual and physical inspection of laps, seams, details, and vulnerable areas
- Photographic documentation and roof drawings to clearly record findings
The survey was completed over 5 man-days on site, followed by 1 day of off-site report preparation, ensuring a clear, accurate, and fully documented final report.
Key Findings
The roof survey provided a comprehensive overview of the condition of all waterproofing systems across the store, identifying areas of deterioration and localised defects requiring remedial attention.
By surveying all three waterproofing types together, the client was able to:
- Understand the condition of each roof system individually
- Identify defects specific to each waterproofing type
- Prioritise repairs based on risk and condition
All findings were clearly recorded with supporting photographs and referenced on roof drawings, allowing the client to plan targeted, cost-effective repairs.
Why This Roof Survey Was Important
Large retail roofs are subject to constant foot traffic, weather exposure, and ongoing wear. Where multiple waterproofing systems are present, defects can easily be overlooked without a structured and independent roof survey.
- Undetected water ingress
- Accelerated deterioration of roof systems
- Unplanned repair costs
- Disruption to store operations
An independent roof survey provides clarity, allowing informed decisions to be made before minor issues develop into more significant problems.
Outcome for the Client
The independent roof survey enabled:
- Clear visibility of roof condition across all waterproofing systems
- Targeted, cost-effective repairs rather than unnecessary replacement
- Improved maintenance planning for this key retail asset
- Reduced risk of future water ingress
- Confidence in the ongoing performance of the roof
The final deliverable was a detailed roof survey report supported by photographs and drawings, enabling the client to action repairs efficiently and maintain the integrity of this important store.
